House Flipping

Exciting news! My first time flipping a house. It is a lot of work but in the end this house will look up-to-date and entirely different. This post will show you the process that has begun over the last month of ripping apart the house to the studs to start with a fresh layout.

The outside of the house is so outdated and in need of some serious TLC as seen in this picutre (don't yah just love the roof line).

The house was recently used as a duplex with two apartments: one upstairs and one on the main floor. For the purpose of resale we are now in the process of making it in to a single family home like it originally was.

Here is a rough cad sketch of the new exterior of the house. The roof line will turn into a peak and the exterior siding will be completely replaced with brand new siding. This house will be unreconizable when we are done with it.

There aren't any pretty photos of the house to share as it is now under construction - completely bare right down to the studs.

Right now we have established a floor plan and I have been busy soucing all the materials. Once we get past the electrical, plumbing and drywall the place will really start to shape up. But for now we are trying to put this place back together in order to hopefully have it on the market in the next month.

For the main floor we have decided to open it right up. It is not a big house and by opening the living, dining and kitchen to make one big room this will be a huge selling feature for the modern day family.

Front living room... I couldn't get in there fast enough to take a picture before they ripped off a lot of the plaster! This room will remain as the main living area.
